Proximo Filling up with Tenants

Hines, the international real estate firm, has concluded two lease agreements for office space at Proximo, a building developed in the Warsaw district of Wola, near the metro station “Rondo Daszyńskiego”. This Autumn, the building will become occupied by AXA Assistance and Fox Network Group Poland (previously known as Fox International Channels Poland).

AXA Assistance, as part of AXA Group, one of the largest and oldest groups operating on the global financial services market, leased 1,017 square metres of Proximo office space located on the 5th floor. The agreement was made for five years, with the tenant planning to move in by October 2016.

Moving into the new office in September is Fox Network Group Poland, a Polish company associated with the American corporate group producing and distributing TV entertainment and documentary channels.

“Currently, Proximo is undergoing finishing works for its first tenants, who will launch their operations in the building this June. Simultaneously, we are closing negotiations with new tenants, who appreciate the top quality of offices available in our building and an exceptionally convenient location next to the second metro line,” said Przemysław Iznerowicz, Project Director, Hines Polska.

The handover of the project located at the corner of Prosta Street and Przyokopowa Street is scheduled for May 2016.

Proximo

The Proximo office building is rising on the outskirts of the Central Business District, at the intersection of Prosta and Przyokopowa Streets, in the direct vicinity of Rondo Daszyńskiego, and next to a line 2 metro station with the same name. The nearest metro entrance is located eight metres from the Proximo’s façade, and 22 metres from the main entrance to the building. The Proximo building is only two stops from the Świętokrzyska metro station hub. This means that from the moment of leaving the Proximo offices, tenants will reach the Palace of Culture and Science (Pałac Kultury i Nauki) in just over five minutes, while the Dworzec Wileński station is less than a quarter of an hour away. There is also a wide array of services, conference venues and hotels within a 0.5- to 3- kilometre radius of Proximo.

Proximo will offer its tenants 28,385 square meters of Class A office space on 13 above- ground stories, including approximately 2,000 square meters of commercial space on the ground floor and first floor. Proximo’s southern wing will be a 13-story dominating structure, which will ensure excellent visibility of the building from the major roads running in the vicinity.

Proximo will have 435 parking spaces on three levels of an underground car park, as well as surface parking spaces for guests, deliveries and taxis. Secure bicycle parking, showers and changing rooms have been planned for the convenience of cyclists. A restaurant, a café, a beauty salon, as well as an inner courtyard with street furniture will add to the friendly, yet practical feel of the complex.

The distinguishing features of Proximo are its large and effective floor areas, a low ratio of common areas, excellent lighting of the space, as well as optimum office depth. The building will have efficient technical systems and installations.

Proximo received the international green certificate BREEAM VERY GOOD.

Proximo was designed in cooperation of the architects from the Polish branch of Rolfe Judd of London and a world-renowned design studio Pininfarina from Italy.
