Sky Office Center Receives BREEAM In-Use Excellent Rating20 marca 2017
Hines, the international real estate firm, is pleased to announce that Sky Office Center located at 31 Rzymowskiego Street in Warsaw has received the BREEAM In-Use International Certificate for “Building Management” and for “Asset Performance”. The facility received the “Excellent” grade in both cases.
„The high rating received by Sky Office Center is a confirmation of the high standards in office management followed by Hines Poland. We are proud to have reached our goal of obtaining the BREEAM In-Use certificate thanks to the implementation of enhanced operational standards and procedures in the building,” – comments Łukasz Pawikowski, asset manager, Hines Poland.
„The certification of Sky Office Center was atypical. The building managed by our firm was chosen for detailed verification by the BRE Institute. Thanks to the involvement of the entire team we have successfully passed through complicated procedures. The double Excellent rating confirms the high standard of pro-environmental solutions,” – added Tomasz Sasin, sustainability manager, Hines Poland.
Sweco Consulting firm was responsible for the certification process for Sky Office Center.

Among green solutions present in the building, worth mentioning are: green roof, high-quality finishing materials with low-VOC index and sanitary fittings with optimized water outflows. The actions taken by the building manager are consistent with the maintenance and improvement policy for ecological value of the area, which further postpone into a positive certification result” – comments Magdalena Migał, BREEAM In-Use Assessor, Sweco Consulting.
Sky Office Center
Sky Office Center is a modern Class A office building. Located at the intersection of Rzymowskiego and Modzelewskiego Streets, the six-story building totalling 4,800 square meters is fully leased. An elegant reception lobby and retail space are situated on the ground floor. The tenants of Sky Office Center have an underground car park for 57 cars at their disposal. The building was completed in September 2013.
The Sky Office Center building was acquired in January 2015 on behalf of the Hines Poland Sustainable Income Fund (HPSIF). In line with the objectives of the HPSIF, best sustainability practices were implemented in the building, especially regarding its management and cooperation with tenants. In accordance with Hines’ standard practice, Sky Office Center’s BMS system was also improved. Hines Poland acts as asset manager for assets held by HPSIF.
